I'm sitting on my patio this morning thinking about how nice this project turned out. I finished this last year and really enjoy having the space. But it makes me long to work on the farmhouse's yard. That yard is in need of some definition. It could be so cute with a garden, patio and firepit. But since the closing has been delayed again, we must wait. I guess I'll just put the rest of my patio furniture out and enjoy while I can! S

Sharing the Deal
Another thing we're actually looking at is wholesaling properties. S and I have a great eye for deals both at the grocery store and in the property market. We watch the area, possible companies and jobs scheduled to populate that area, and the schools. Certain neighborhoods attract different buyers for various reasons. Could be convenience that kids can walk to school or nearby jobs opening up in this crazy economy. With a good eye, we feel like the properties we don't have time to rehab, we may be able to find for others to rehab. Just a quick thought on this pink house day.

Why Pink House?
We had been deliberating company names for days, and none sounded quite right. We wanted something professional, but playful. A company with an identity that fit our personalities. We also have big dreams for our company, and wanted the name to somehow encompass those. On our first house visit, we walked around a downtown property that our newly acquired realtor sent us to go see. Trudging through the grass, checking the siding, and discussing the landscape gave us a lot of excitement for our future. We each brought so many different, and insightful, comments to the vision of this house in need of renovation. We knew that it was too big a project to be our very first, so early in the game, but also knew that we were made for this business. This house was, you guessed it, pink.
Just weeks into planning our company, I received a text from S. I was with my family driving back from Boulder, and as I sat in the passenger seat of the car, I texted S about the pink house referring back to that day. We were both ecstatic. When she texted back, "Yes, Pink House!" We went back and forth until I realized she was suggesting we actually name our company Pink House. This drive sealed the name and identity of the dreams now unfolding...Pink House.
It stands for ideas, believing in yourself and personal potential, and for us, it marks future developments. Success as women (and moms), seeing the potential in a home or block and watching its renovated beauty unfold. Pushing through everyday to believe in ourselves, each other, and the team that we've carefully chosen to represent our company. Making it a Pink House Day is hard work that pays off every single day.

Hobnails; from boots to glass
I took this picture of a small pitcher from the farmhouse. The glass design is actually from the bottom of old boots that were worn during wartime.

Well...
It's frustrating not to be able to get to work on the house. The weather is nice and the flowers and plants are budding. And well, there's a well! Researching old wells is an interesting thing here in Colorado. There is a county website to find lots of information about wells, if they are registered. But this one has no information. So it leaves alot of questions. Does it have water? Can we use it? Do we have to get it registered? How much will that cost? Do wells need water rights? Will it increase the property value? or decrease it? Well? The neighbors said there probably isn't enough water in there. But I hate leaving all these questions unanswered. Oh well, if I can't find the answers, maybe the next home owners can. And, at least I've had some fun with the word well! S

Delayed Closing
Our closing date has been delayed. The title is not "clear". Our hard money lender is making sure we are buying a property that has no problems! If you are new to this business like us, be sure to learn from others who are seasoned in the pitfalls of rehabbing homes. This home is a probate home and so it takes a bit longer for the attorney to work through the court system. But with our fantastic team, realtor, investors, builders we will soon be transforming this lost treasure to a renewed state for another home owner to enjoy. S

Here is the first house we are flipping. We are closing this friday and hope to turn it it less than 3 months. This is no easy feat considering some major construction is needed here. On top of the list is a new roof, electrical and HVAC! The kitchen and baths also need updating but what old house doesn't? I actually think the house will be easier than setting up this blog! S
